Here the average is higher than the median in every county because a handful of big-ticket sales pull it up. The median is the "typical" home; the gap tells you how much the high end is moving.

Sales climbed into spring and early summer and have eased since. That's the usual Central Florida rhythm, so compare a month with the same month last year, not the month before.

New listings Went pending (county color)

When more homes go under contract than come on the market, the pile of homes for sale shrinks. In September 2026, pendings outran new listings in Lake, Orange, Osceola and Polk, while Seminole added a few more listings than went pending.

Rates bottomed out near 6% in late February, then climbed past 7% by the end of September. On a $400,000 loan, each 1% adds roughly $250–$270 a month in principal and interest (my estimate, not a quote).

Ed's take · September 2026

Four counties, four different stories

Nationally and statewide, September looked a lot like a market catching its breath. The U.S. median price was $417,500 and Florida's was $415,000, both about 1% higher than a year ago. Florida had fewer homes for sale than last September, and homes went under contract faster.

Zoom in on Central Florida, though, and every county tells a different story. Orange is the priciest and the tightest: a $510,000 median and just 3.9 months of supply. Osceola is the busiest and the most negotiable: sales up 7.8%, prices down 4.4% and the most supply of the group. Lake is the steadiest, with prices and sales almost exactly where they were a year ago. And Polk is still the most affordable, with a $325,000 median.

What does that mean for you? If you're buying, Osceola and Polk are where you'll usually find the most room to negotiate. If you're selling in Orange, the numbers are still on your side, but pricing right matters more than ever. Either way, county averages are a starting point, not your home's price.
